Leasing and Sub-Leasing

This is a strategy that is only suited to someone who is prepared to take a risk and someone who has the ability to negotiate a deal and really knows their market.

This strategy entails negotiating a primary lease with a landlord and then subleasing the premises to someone else at a higher lease value.

It is usually used in commercial arrangements and quite often on large premises. In America, you see the strategy being used at the lower end of the residential market, however, it is:

  1. Not popular here
  2. Not ideally suited to our laws in the residential

In the commercial arena, this strategy can be useful and is a way for someone to create an income stream with little or no money.
