5. Real Estate Agents

You will build up a team of Real Estate Agents as you research properties for sale in your target areas. Talk to Real Estate Agents, tell them what you are doing and ask them about their town and the surrounding districts.

You will need to build a relationship whereby you know that they will put you on their priority list of any new listings before they appear in the paper.

These Real Estate Agents need to know what it is that you are looking for and will in fact go out and search for these properties as much as you do. They also need to be of the same morals as yourself with good work ethics and believe as you do in always achieving a win-win situation.

6.   Property Managers

As your portfolio grows, you will need to find yourself a Property Manager who will assist you on either a part-time or full-time basis to help you keep an eye on your properties.

They are there to save you time and money. They will deal with all the small to medium size problems, leaving your time clear to do what you do best. Your Property Manager needs to be reliable, honest and most importantly, able to qualify your tenants to your specific criterion.

7.   Valuers

As you investigate in your target areas and carry out your due diligence on properties, you will seek out a team that includes a Valuer. In most cases the Valuers will only work for the banks and be instructed by the banks unless you are dealing in the larger commercial projects.

However, as you buy a number of properties in a particular area you will form a working relationship which the Valuers and be able to discuss the aspects of various properties and trends with them.
